Bellingham remodeling and custom construction

Bellingham homes carry many different stories. A compact house in York may call for a smarter layout. A place near Lettered Streets may need careful repair and updated systems. A Silver Beach property can raise site questions that do not apply elsewhere. These names describe local context only; they are not claims about projects Diamond Construction & Remodel has completed in those neighborhoods.

Owner Kevin Greer brings nearly three decades in construction to the work. His approach is warm, direct, and grounded in the craft: understand the existing structure, listen to how you want to live, and make sound choices before the work begins. That is how we put Bringing Your Visions Into Form into practice.

Bellingham’s mix of older homes and changing needs

Bellingham has eight National Register historic districts, including Eldridge, Fairhaven, York, and the Cissna Cottages. The city describes Eldridge as an area with a main concentration of homes built from 1885 to 1910, while Cissna Cottages developed from 1900 to 1904. Those dates do not tell us the condition of any one house, but they do show why careful investigation matters in parts of the city. Read more on the City’s National Register districts page.

Older-home remodeling often asks for balance. You may want better storage, warmer rooms, brighter living space, or a kitchen that works for daily life without stripping away the character that made the house appealing. Existing framing, past alterations, rot, and water paths can influence what makes sense once conditions are understood.

Bellingham is not made up only of older detached houses. The county’s housing analysis reports that 48% of the city’s housing units are in single-unit structures, the lowest share among the Whatcom jurisdictions listed. The city is also planning for continued change through The Bellingham Plan, adopted in 2025 with a horizon through 2045. For a homeowner, that broader context can lead to practical questions about adapting an existing home, adding space, or exploring an accessory dwelling unit.

Remodeling, repairs, and new construction

Diamond Construction & Remodel offers home remodeling for projects ranging from targeted changes to more connected updates. Kitchen remodeling and bathroom remodeling can improve the rooms that work hardest, while home additions can create space without giving up a familiar location.

We also build custom homes and decks and outdoor living spaces. For the shell of the home, exterior remodeling and rot repair may include siding, exterior moisture and rain protection, rainscreen systems, Zip System sheathing, and framing. Green-building work can be considered where it supports the homeowner’s goals and the assembly as a whole.

In a marine climate, finish choices are only part of the job. Flashing transitions, drainage paths, sheathing condition, ventilation, and the ability of an assembly to dry all deserve attention. The best-looking surface will not correct a hidden water problem, so practical diagnosis comes first.

Planning a Bellingham project

Inside city limits, permit requirements depend on scope. The City says a permit is generally required before constructing, enlarging, altering, repairing, moving, or demolishing a building or structure, changing its use, or installing or changing electrical, gas, mechanical, or plumbing systems. The City also publishes narrow exemptions, but those should not be treated as blanket permission. Review the official When Do I Need a Permit? handout and confirm your project with the Permit Center.

Bellingham uses TRAKiT/eTRAKiT for listed trade and limited permit types, fee payments, and inspection scheduling. The City’s getting-started guidance says building and other land-use applications are submitted electronically by email or delivered digitally to the Permit Center. Review time varies by project type, and the available evidence does not support promising a fixed schedule or saying a particular project will qualify for an expedited pathway.

Some properties require extra care. City rules identify a Lake Whatcom regulatory overlay, including seasonal restrictions on land-disturbing activity, and the city’s ADU page states that ADUs are not permitted in the portion of the watershed draining to Basin One. Start with the City’s Lake Whatcom rules and regulations, then confirm parcel-specific requirements directly with staff. State energy-code provisions also apply to covered work; see our Service Areas overview for the shared Whatcom County context.

Bellingham remodeling FAQs

Do I need a permit for an interior remodel?

Possibly. Bellingham identifies many alterations and electrical, mechanical, gas, and plumbing changes as permit-required work. A limited exemption list exists, but exemptions do not remove all trade-permit or code obligations. Check the City handout and ask the Permit Center about the exact scope.

Can I apply for every permit through eTRAKiT?

No. The portal accepts listed permit types and provides payment and inspection tools. The City’s guidance says building and other land-use applications follow its electronic submittal process, so verify the correct route before assembling documents.

Can a Bellingham lot have an ADU?

The City’s ADU guidance says eligible properties may have a single-family home and up to two ADUs, with a 1,000-square-foot limit per ADU. Eligibility is parcel-specific, and the page identifies a Basin One exclusion. Confirm current rules, zoning, and site constraints with the City.

Does historic-district location stop a remodel?

A district location does not, by itself, answer what work is allowed or what review applies. Begin by confirming the property’s status and discussing the proposed exterior and interior scope with the appropriate City staff before design decisions are locked in.
